Build-to-rent homes — that is, properties built specifically to serve as single-family rentals — are increasing in prevalence throughout the country. In fact, the latest report from RentCafe says that an all-time high of 14,541 single-family rentals were completed during 2022.
Among U.S. cities, Atlanta is one of the busiest when it comes to build-to-rent activity. During 2022, 808 units were added to the market — the third-highest amount of any U.S. city and a 10-year high locally. The metro with the most build-to-rent development was Dallas, where single-family rental construction reached a 10-year high of 2,773 units completed during the year.
At the end of 2022, Atlanta had 1,834 build-to-rent units in operation, a 380% increase from the 382 available five years earlier. The 1,452 units constructed during that five-year period put Atlanta in fifth place for deliveries nationally. Phoenix led the way, with 6,071 deliveries.
Looking ahead, the business doesn’t show signs of slowing any time soon. Atlanta ranked No. 4 for single-family-rental units under construction at the end of 2022, at 2,182, behind Phoenix (5,473 units), Dallas (4,350 units) and Houston (2,553 units).
This is destroying home ownership aspirations for the working class and middle class.
