GAMLS: Median sales price of Atlanta homes rises again in June

The median sales price of an Atlanta home maintained its growth streak in June, climbing 4% month over month from $415,000 to $431,500. It was up 5.2% from the year-ago level of $410,000, according to the latest Georgia MLS 12-county Housing Market Snapshot.      

By units, sales volume plunged, falling 13.6% from 5,774 homes sold in May to 4,987 homes in June. Year over year, sales were down 13.6% from 5,771 transactions. By dollar amount, sales were down 9.5% and 7.5% month over month and year over year, at $2.67 billion.  

New listings climbed 4.2% month over month and 13.3% year over year to 9,066. Active listings, meanwhile, were up 8% on a monthly basis and 62.8% on a yearly one, at 16,686.                   

First-half numbers 

For the first half of 2024, the median sales price of Atlanta homes was $405,999, a 4.9% increase from the $386,900 median price clocked in the first half of 2023. 

Units sold in the first half slid 4.9% from 29,351 in 2023 to 27,924 this year, while sales volume rose 2.2% from $13.66 billion to $13.96 billion. 

Georgia MLS’ 12-county report includes Cherokee, Clayton, Cobb, Dekalb, Douglas, Fayette, Forsyth, Fulton, Gwinnett, Henry, Paulding and Rockdale counties.
