Jim Chapman breaks ground on Villa Rica BTR project

Jim Chapman Construction Group (JCCG) has broken ground on The Cottages at Villa Rica, a 192-home, build-to-rent community in Villa Rica. 

The company signed a general contractor’s agreement with a publicly traded REIT to develop and build the project. JCCG has just started land development; vertical construction is expected to begin in summer 2025. 

Located 300 yards east of North Van Wert Road and Highway 78, The Cottages will feature JCCG’s RanchCottagesForRent.com townhome product. Three floorplans — Frisco, Richmond and Tulsa — will be available and offer 1,020 to 1,466 square feet with primary suites on the main floor.  

“We are excited to start horizontal construction on this property and look forward to bringing another top-notch community out of the ground,” said Jim Chapman, President of JCCG. “I love the private, quiet feel of The Cottages at Villa Rica. The site is bordered by mature tree lines and a heavily wooded area amidst creeks and wetlands, making it very private, pastoral and calming, yet it’s just two miles to I-20 and minutes to downtown Villa Rica and shopping.” 

Sixty percent of the homes will be built with The Tulsa plan, which comes with three bedrooms, 2.5 baths and a two-car garage, making it the biggest plan. The Richmond, which has two bedrooms, 2.5 baths and a one-car garage, will account for 30% of the homes, while the Frisco plan, with two bedrooms, two baths and a one-car garage, will account for the remaining 10%.  

Community amenities will include a 4,000-square-foot clubhouse, swimming pool, fitness center and 24-hour emergency maintenance. Sidewalks lit by streetlights, a gated entrance and dog park are also included.
