Work begins on 310-unit community in Cumming

Developers recently broke ground on a 310-unit apartment community that will be part of a new mixed-use project at the intersection of GA 400 and Settingdown Circle in Cumming. 

The high-end community, to be known as Alta North, is a joint venture between multifamily developer Wood Partners and investor CP Capital US. 

The larger community will bring more than 15,000 square feet of commercial space and a new public road connecting Settingdown Circle to other residential development to the north, according to a press release. Pre-leasing is expected in fall 2023 with a scheduled opening set for later in the year. 

“Atlanta has been one of the country’s best-performing rental markets since the onset of the pandemic, due to the region’s strong economic growth and in-migration,” CP Capital Vice President of Investments Kristi Nootens said. “We are excited to continue our long-standing partnership with Wood Partners to deliver a top-tier multifamily project in the booming market of Forsyth County.”

Alta North’s one- and two-bedroom apartments will be situated in a combination of three-story and 3/4 split buildings. Wood-style plank flooring, stainless-steel appliances and designer tile backsplashes will be standard features. Community amenities will include a resort-style swimming pool with tanning ledge, grilling stations and fire pits and a clubhouse with a fitness center, lounge and coworking space. 

Wood Partners and CP Capital, formerly known as HQ Capital Real Estate, have developed 22 other communities together.
