Another new apartment community is coming online in Atlanta.
Populus Westside, located on 25 acres on the Upper Westside, adds 286 units to the local multifamily market, which has seen several new communities begin leasing or preleasing in recent weeks. These include Westbound at the Works, which opens in October; The Corwyn Conyers, opening next month; McCart Landing, which is leasing single-family homes in Conyers; and Resia Tributary, a newly opened community in Douglasville.
Novare Group is developing Populus Westside, located at 1315 Northwest Drive, in collaboration with BCDC and ELV Associates. The architect is Dynamik Design, which went for a “mountain-modern” aesthetic in designing the community.
“Our vision for Populus Westside was to create a vibrant community that ties in seamlessly with the natural beauty of the area,” Novare President and CEO Jim Borders said. “With its exceptional design, unmatched amenities and commitment to affordability, we are confident that Populus Westside will provide a truly exceptional living experience for our residents.”
Through a property-tax incentive program in conjunction with Invest Atlanta, 15% of the residences will be available at reduced rents to individuals and families earning between 60% to 80% of the Atlanta median income.
Populus is situated on the future Proctor Creek Trail, which will connect to Atlanta’s new 280-acre Westside Park and the BeltLine. Community amenities include a clubhouse, fitness center and resort-style pool, while apartments will offer stainless-steel appliances, granite countertops, washers and dryers and nine-foot ceilings.
