GAMLS: Home sales slide in November

The pace of home sales in the Atlanta area swung back to negative territory on a monthly basis in November but rose year over year, according to the latest Georgia MLS 12-county Housing Market Snapshot.         

By units, sales were down 14.8% month over month, sliding from 4,628 homes sold in October to 3,942 homes in November. Year over year, sales rose 1.4% from 3,887 transactions in November 2023. By dollar amount, sales fell 15.3% month over month to $1.93 billion. Year over year, they were up 4.9% from $1.84 billion.      

The median sales price of $397,000 represented a 0.7% dip from October’s $399,900 level and was up 0.5% from the $395,000 price of November 2023.    

New listings plunged 24.6% month over month and rose 7.7% year over year to 6,346. Active listings, meanwhile, were down 2.7% on a monthly basis and up 43.8% on a yearly one, at 17,952 listings.    

Georgia MLS’ 12-county report includes Cherokee, Clayton, Cobb, Dekalb, Douglas, Fayette, Forsyth, Fulton, Gwinnett, Henry, Paulding and Rockdale counties.
