Active listings in Atlanta grew by almost 20% in October as home prices continued to dip and sales slowed slightly, according to Georgia MLS.
The median sales price for a home in Atlanta hit $390,223, compared to $399,500 a year ago. There were 4,510 homes sold during the month, down 2.8% from 4,639 in October 2024. Total sales volume reached $2.26 billion, down 0.8% from last year.
New listings increased 3.3% to 8,690, while active listings boomed, increasing 17.4% to 21,672.
“Home prices have shown resilience, with no significant declines in either average or median sale prices,” said GAMLS. “Buyer demand remains solid, and although the second rate cut has not yet produced a measurable impact, underlying market conditions continue to support steady performance heading into year-end.”
