Sales volume for Atlanta homes declined and prices remained stagnant amid the typical end-of-year market wind-down, according to data from the Georgia MLS.
Total dollar volume declined 5.6% year over year in November. The number of units sold saw an even sharper dip of 9.2% to 3,664.
Meanwhile, pricing remained flat, with the median sales price for an Atlanta home falling just 0.3% to $394,000.
Just over 6,150 listings hit the market, 3% fewer than last year — but the total number of active listings rose 14.9% above November 2024 levels.
“As inventory continues to rise, buyers will benefit from more choices and greater leverage,” GAMLS said. “Sellers, in turn, may need to be more patient as buyers become increasingly selective. Concessions are likely to become more common, further signaling the shift toward a balanced market.”
