Empire Communities, well known around Atlanta for its infill developments, is bringing 83 build-to-rent townhomes to the Pittsburgh neighborhood south of Downtown.
Empire Metro, as the new community will be called, represents the first foray into Atlanta’s rental market by the Toronto-based homebuilder, which already has at least 11 for-sale developments underway or open. The company’s Empire Rental Living division is heading up the project.
Located at 776 Metropolitan Parkway SW, the community is rising on a formerly vacant 4.4-acre site on the corner of Shelton Avenue SW. The property last changed hands on March 15 for $7.5 million, according to Fulton County records.
“We’re thrilled to launch our first rental-home community in the Atlanta market,” Donald Povieng and Cole Young, co-presidents of Empire’s North American Rental Division, said in a press release. “With rising home prices and interest rates, demand for flexible rental options of our award-winning home designs has never been stronger. With Empire Metro, we provide our residents with attainable new home construction living in a great neighborhood.”
The three-story homes will come in two- and three-bedroom layouts with private covered terraces and connected garages. Each unit will be equipped with smart-home technology, including Google Fiber internet, Ring doorbells, smart thermostats, leak sensors and keyless-entry locks.
Rents will range from $2,475 to $2,900 per month, according to the community’s website.
