The new median size for single family homes is 2,450 square feet. According to the 2014 Survey of Construction (SOC) data from the Census Bureau and NAHB analysis, this is the second highest average since 2009.
The new size in single family homes follows the pattern of previous recessions. Before and during a recession, home size decreases due to buyers who are preoccupied with their finances. Post-recession, high-end homebuyers who are not severely impacted and have few credit constraints return to the housing market.
The SOC data divided the U.S. into nine sections and determined the median home sizes in the regions. The Middle Atlantic section had the highest median with 2,580 square feet. The next leading contenders were South Atlantic division with 2,550 square feet, and the Mountain division with 2,523 square feet. The sector with the lowest median average was the West North Central division with 2.270 square feet. Below is the diagram detailing median home size for each region.
