I founded Morrell Property Collective alongside my husband four years ago to bring together specialists in various areas and niches, ensuring we can cover our entire market effectively. I believe in the power of collaboration — two heads are always better than one. If you’re thinking about joining a real estate team or starting one of your own, it’s important to understand the benefits, roles and steps to building an effective team.

The benefits of a real estate team

Know the roles in a real estate team

1. Team leader

The team leader defines the vision and strategy. They are pivotal in recruitment, mentoring and ensuring the team meets its goals. Effective leaders inspire and cultivate a positive, productive environment. I love teaching other agents how to improve and refine their business. I have a passion for coaching and watching others rise to their full potential.

2. Buyer’s agent

Buyer’s agents work closely with clients to understand their needs. They handle property searches, showings and negotiations, ensuring clients find their dream home. Our team has four full-time buyer’s agents, and we’re in the process of hiring two new agents.

4. Transaction coordinator

Managing the administrative side of deals, transaction coordinators ensure paperwork is accurate and deadlines are met, freeing agents to focus on client relationships.

5. Director of operations

This role supports day-to-day operations, from scheduling appointments to managing databases, keeping the team organized and efficient.

6. Marketing coordinator

Responsible for promoting listings and the team’s brand, marketing coordinators handle online presence, social media and advertising to maximize exposure.

Tips for building a successful team

1. Define your vision and goals

Start by setting clear goals and a shared vision. This alignment ensures everyone works toward common objectives and understands their role in success. We meet twice a week to discuss goals and current business. Additionally, we hold monthly one-on-one sessions and quarterly reviews. Our annual planning and goal-setting sessions ensure we stay aligned on our long-term objectives.

2. Recruit the right people

Hire individuals who complement one another’s skills and share your commitment to excellence. Seek talent that aligns with your team’s culture and values.

3. Foster a collaborative environment

Encourage open communication and teamwork. Regular meetings and team-building activities strengthen relationships and enhance collaboration. As a COMPASS real estate team, we are very big on collaborating without ego!

4. Invest in training and development

Continuous learning is vital. Provide training opportunities to keep your team updated on industry trends, technology and best practices. Our team goes to yearly retreats to network with agents across the country to make sure we are always continuing our development.

5. Leverage technology

Use technology to streamline operations and enhance client service. CRM systems, digital marketing platforms and virtual tour software improve efficiency and engagement. Our business tracker has allowed us to keep our agents organized and makes our meetings run smoothly.
