Montreal, Canada-based Sagard Real Estate recently acquired Grande Oaks, a 270-unit garden-style apartment community in Roswell.

The financial details of the transaction were not disclosed, but the 19-acre development last changed hands in 2021 for $77.7 million, according to Fulton County records. The seller is Starwood Capital Group, according to several media reports. Sagard made the acquisition with McCann Realty Partners and Pegasus Residential, which will manage the property.

Built in 1996, Grande Oaks has more than 311,000 rentable square feet across 11 residential buildings. Community amenities include a swimming pool, clubhouse, fitness center, outdoor fireplace, grill and picnic area, children’s playground, car wash and dog park.

Grande Oaks is located along GA 400 and is about two miles from downtown Roswell. It also has easy access to Roswell Riverwalk and Chattahoochee River National Park. Sagard plans to undertake a value-add renovation program that will include upgrading 121 apartments, installing in-unit laundry and improving common areas and amenities.

“We’re excited to add Grande Oaks to our portfolio, aligning with our strategy of investing in well-positioned assets in high-growth markets,” said Matt DiVito, director of acquisitions for Sagard. “Roswell’s top-rated schools, vibrant downtown and proximity to major employment centers make it an attractive location for residents, and we look forward to enhancing the property’s appeal through strategic renovations.”
