22 townhomes slated for development in Almond Park

An Atlanta builder is moving ahead with plans to build 22 townhomes in the city’s Almond Park neighborhood.

Bellwood Homes LLC is seeking to have two lots aggregating 1.57 acres rezoned to allow for the project. The property sits at the intersection of Summit Avenue NW and 1st Street NW on the Westside, which is seeing a surge of investor interest following the opening of the Westside Reservoir Park and plans for a massive Microsoft corporate center. 

The three- and four-bedroom homes, which are expected to be priced between $325,000 and $425,000 each, will encompass 1,500 to 2,000 square feet and include two-car garages. Three units will be set aside for affordable housing and priced at 80% of the area’s median income.

Bellwood originally sought to build 63 townhomes on the property, which comprises an empty lot and a church that has been vacant for more than 20 years, according to its rezoning application. After meeting with city staff and members of the community, the developer agreed to scale down the project to better fit the area, which is predominately single-family homes and houses of worship. 

Bellwood expects to begin marketing the townhouses this year and complete construction in 2024. COO LA Williams is heading up the firm’s rezoning efforts with the city.
