Toll Brothers tops out 36-story Momentum Midtown tower

The 376-unit apartment tower is located on an 0.83-acre site at 1018 West Peachtree St. NW.

Toll Brothers Apartment Living and joint-venture partner PGIM Real Estate topped out the 36-story Momentum Midtown apartment tower in a recent ceremony. 

The 376-unit project is located on an 0.83-acre site at 1018 West Peachtree St. NW, the former site of TBS. Construction began in 2021, and occupancy is expected in early 2024. Construction of the tower is being financed with a loan facility from Wells Fargo Bank. 

“This was an exciting day for all members of the team as we celebrated this huge construction milestone for Momentum,” said John McCullough, President of Toll Brothers Apartment Living. “This is our fourth luxury multifamily community in the rapidly growing Atlanta market, and we’re looking forward to bringing new opportunities for the highly skilled workforce of the area to live in an unparalleled location offering a unique and quality lifestyle.”  

The luxury tower will offer studio, one-, two- and three-bedroom floor plans. Residences will have quartz countertops with tile backsplashes, stainless-steel appliances, custom cabinetry and smart-home features. Some apartments will have private balconies, terraces or yards. 

Community amenities include a resort-style rooftop pool and lounge with cabanas, outdoor bar, dining room, exhibition kitchen, theater, indoor/outdoor game room and sky lounge. The building will also offer a fitness center, co-working space, club room, dog park and a parking garage with 435 parking spaces.

Toll Brothers Apartment Living is a unit of homebuilding giant Toll Brothers Inc. Another division, Toll Brothers Campus Living, is building Kinetic, a 34-story student housing community at 1025 Spring St. NW, immediately adjacent to Momentum. Kinetic will serve Georgia Tech and other nearby schools and is expected to open in time for the 2024-25 school year.
