BeltLine picks developers for Buckhead affordable-housing project

Less than seven months after issuing a request for proposals, Atlanta BeltLine Inc. has selected a team of developers for a mixed-use project with affordable housing in Buckhead. 

Multifamily firm Pennrose and affordable-housing specialists Radiant Development Partners LLC are the developer finalists and will be responsible for building out the 2.69-acre parcel, located at the intersection of Garson Drive and Piedmont Road.

The property sits on the future Atlanta BeltLine Northeast Trail and connector trails and provides easy access to the regional trail network of PATH400, South Fork Confluence Trail and the Peachtree Creek Greenway, as well as the Lindbergh MARTA station. Plans for the development call for a mix of affordable-housing options and commercial space, including micro-units for small businesses.  

The developers intend to partner with the Russell Innovation Center for Entrepreneurs to source and support small, local businesses. The commercial spaces will offer views of Peachtree Creek and will directly front a BeltLine connector trail that will run along the rear of the development. 

Planners expect the project to create over 200 new construction jobs, with approximately 25 new hires from the community. 

“This development is the latest example of the Atlanta BeltLine’s commitment to controlling and guiding land use around our 22-mile trail system in an effort to increase the supply of affordable housing and affordable commercial space in BeltLine communities,” said Dennis Richards, Atlanta BeltLine’s vice president of housing Policy and development. “We diligently selected a developer finalist that shares our priorities around equitable economic development for all, and we are excited to see this development move forward.” 

Pennrose is a national multifamily developer with projects in the Southeast, including the Haven mixed-used development in South Atlanta. Radian Development is a minority-owned firm specializing in affordable housing.
