Northland purchases 10th Atlanta apartment community

National real estate investor Northland recently purchased its 10th Atlanta-area apartment community, 670 Thornton, a 344-unit asset in Lithia Springs.

The purchase price was not disclosed, but the property was assessed at $37.9 million earlier this year and was purchased for $40.8 million in 2020 by the seller, G&I X WATERFORD POINT LLC, according to Douglas County records. 

With 38 buildings spread across 46 acres, the property “boasts a mere seven units per acre of density, resulting in a bucolic suburban atmosphere,” Northland said in an announcement. The community comprises 20 studios, 146 one-bedroom, 154 two-bedroom and 24 three-bedroom apartments, 88% of which are corner units and 91% of which are on the first or second floors.  

Community amenities include a renovated fitness center, business center, pet park, two pools, a theater room, tennis courts, a walking trail and 96 detached garages. Each unit has a patio or balcony.  

“We are thrilled to continue our expansion in Atlanta with 670 Thornton, a prototypical value-add garden-style acquisition where Northland can leverage decades of operational expertise and a platform of eight sister properties to implement a renovation program that will transform both the community and the lived experience for residents,” Northland Director of Investments Andy Young said.  

Northland plans to implement a valet trash program, SmartRent technology with smart thermostats, keyless entry pads and water detection sensors, washers and dryer installs in all units, upgraded finishes in certain units and general site improvements.
