RangeWater buys land to develop apartments in Old Town Lilburn

RangeWater Real Estate recently purchased four acres for a 269-apartment development in Old Town Lilburn.  

RangeWater is developing the community in partnership with TMGRI, which is a subsidiary of The Meridian Group, a Dallas-based developer that seeks development and investing opportunities in the residential and industrial sectors in the Southeast, Texas, Arizona and Colorado. 

The site is located at 45 Railroad Ave., near Lilburn City Park and the Camp Creek Greenway Trail. The project, which has not been named, is expected to break ground in March or April, with completion slated for late 2026. 

The community will offer studio, one-, two- and three-bedroom apartments, spanning 537 to 1,578 square feet. Indoor amenities will include a gym and wellness facility, dog spa, resident bar, lounge with vaulted ceilings and co-working space.  

Exterior amenities will include three courtyard houses providing access to a swimming pool, outdoor grills, Charleston-style gardens for resident al-fresco dining, a public/private amphitheater-style courtyard and a trailhead with access to the Greenway Trail.  

“The City of Lilburn has been incredibly blessed to receive a $75 million ‘gift’ (investment) from RangeWater that will provide gorgeous housing for new residents in Old Town,” Lilburn Mayor Johnny Crist said in a press release. “I am confident that this private investment will result in additional eating establishments, retail and job opportunities as Old Town continues to grow. The public/private parking deck is essential. Make no mistake about it — we are proud partners in this transformative development.”
