Atlanta rental costs see modest Q3 increases

Average monthly rent for homes and apartments experienced modest growth during the third quarter, according to new rental data from Dwellsy.

Apartments

Renters paid an average of $1,430 for one-bedroom apartments during the third quarter, an increase of 4.3% year over year. Nationally, the average rent for a one-bedroom apartment reached $1,386. That’s 3.2% below Atlanta’s average. The growth continued an upward trend that began in the first quarter of 2025 following a period of price reduction between Q4 2022 and Q4 2024.

Single-family homes

The monthly rent for a three-bedroom single-family home in Atlanta reached $1,898, a 2.1% increase when compared to the same quarter last year. In contrast to the apartment market, single-family home rental costs are 2% lower than the national average of $1,945.
