‘Bougie’ Ball Ground farmstead community Sanctuaire over 50% sold

Over half of the 54 lots at Sanctuaire Farms, a 460-acre master-planned luxury farmstead community in Ball Ground, are now under contract. 

Lot prices range from $349,000 to $1.1 million, and home prices are expected to top $1 million. The project’s architect, J. Steven Kemp, created six new home designs for the community ranging from 2,000 to 5,000 square feet with three to five bedrooms. 

Chad Davis with the Shirley Gary Group at Ansley Real Estate Christie’s International is handling sales for what’s being marketed as a “Bougie Farmstead” community. 

Sanctuaire is currently in its earliest stages of development, with work on roads and infrastructure having started in the last two weeks. The lots, which range from five to over 20 acres, will be ready for construction in the spring. 

“Steven Kemp’s Sanctuaire home designs take our commitment to creating a modern farmsteading community to an even higher level,” said Rob Beecham, CEO of Folia Group, which is developing the community. “We intend to set a new standard for community living, fostering connections, sustainability and an enriched quality of life for all who live here.” 

The centerpiece of Sanctuaire is The Grange Community Farm, which will offer a community garden, greenhouse and orchard, as well as classes for gardening, farming and raising livestock. It’s main gathering barn will host community gatherings like farm-to-table dinners, cookouts and other events. Resident subscriptions for beef, pork, poultry, dairy and vegetables will be managed at The Grange as well.  

“Property owners may choose to build their own barns and additional structures for livestock, beekeeping, woodworking, gardening or other pursuits. They may also choose to enjoy these activities at The Grange, which has been designed as the social hub of Sanctuaire,” Davis said. “There is a core group of exceptional builders who are already working at Sanctuaire, giving residents a number of options for constructing their homes and auxiliary structures.”
