Every week, we ask a real estate professional for their Short List, a collection of tips and recommendations on an essential topic in real estate. This week, we talked with Tonya Marlatt, an associate broker with Coldwell Banker Residential Brokerage in the Inman Park/Old Fourth Ward markets, for her ways to make sure you’re providing stellar customer service.
4. Read the Listing Sheet – Take the time to read each listing sheet thoroughly. There are important items included in the listing sheet, and you will be a much better source of information if you have taken the time to understand the nuances of showing the property and the individual property information. It should go without saying, but take the listing sheets with you – you would be surprised!
3. Be Prepared – If you don’t already know the area and properties you are showing, take the time to learn as much as possible BEFORE meeting your clients. Do some research about the neighborhood, complex or condominium. Find out what’s going on, good and bad, so you can share this with your client.
2. Provide Feedback– Feedback is important to sellers, and it makes listing agents look less professional if you (as colleagues) are not willing to provide a quick note back with feedback. Trust me, you will want the same courtesy for your listings.
1. Technology – We have so many more options that allow us to react on the fly. If you don’t have a smartphone, immediately stop reading this and go get one. Learn how to use the MLS apps and the consumer sites as well. Inevitably, your client will see a listing that you did not include. You need to be able to pull up the listing and provide information. Again, this is not the time to rely on calling the number on the sign. Proudly open the app and impress your buyers!
