Work begins on multifamily component at The Works

Selig Development has embarked on the final component of the 27-acre first phase of The Works, its adaptive-reuse development on Atlanta’s Upper Westside, with the construction of a 306-unit multifamily project. 

Selig Development, the development arm of local commercial real estate heavyweight Selig Enterprises, is building the community in a joint-venture partnership with real estate company GID, which will serve as an equity partner. Wells Fargo is providing debt financing for the project, which is expected to open in 2023.  

The other components of phase one of The Works include 160,000 square feet of retail space and 125,000 square feet of offices. The apartment community is designed by RJTR and built by contractor Brasfield and Gorrie. It will include a mix of one- and two-bedroom units, 70% of which will be one-bedrooms.

Ultimately, future phases of the 80-acre master-planned redevelopment of one of Atlanta’s historic industrial zones will bring a total of 350,000 square feet of retail and entertainment space, 500,000 square feet of office space, 500 residences, 200 hotel rooms and 13 acres of greenspace.  

The apartments will be at the front of the development on Chattahoochee Avenue and adjacent to The Camp, a one-acre greenspace that serves as the centerpiece of the property, according to a press release. Future residents of The Works will be able to access numerous amenities that open onto The Camp, such as an indoor/outdoor clubroom, a fitness center and coworking spaces. The property also has a pool and a central amenity area with a “highly-programmed” Club Room, as well as clusters of gathering spaces for residents. 

The Works currently has numerous food and beverage options, including Chattahoochee Food Works, a 31-stall food hall. By spring 2022, new tenants will include The Third Spot, a restaurant by Dave Green, Waffle Experience, Brash Kitchen and Fetch Dog Park.

“Our goal for The Works has always been to create a hub for unique experiences for Atlantans to enjoy, and adding residential options is key to fulfilling that vision,” said Steve Baile, Selig Development’s chief operating and development officer. “We look forward to the milestones ahead alongside the team at GID and to welcome our first residents in mid-2023.”
