High rates of house flipping set Georgia’s real estate market apart, according to a new study from ATTOM.
The real estate research company used data from a variety of sources to compare rates of house flipping across the nation during the second quarter of 2025.
Of the 20 counties with the highest flipping rate in second quarter, 13 were in Georgia. Cobb County took second place in the nation with flips accounting for 23.1% of overall sales. Two other Georgia counties, Clayton (21.4%) and Douglas (20.5%), placed No. 4 and 5.
Georgia metros took four of the top five spots nationwide for cities with the largest shares of sales attributed to flips. Warner Robins (18.5%), Macon (15.5%), Atlanta (13.6%) and Columbus (13%) ranked as the top four. Memphis, Tennessee (12.5%) followed in fifth.
“Amid tight inventory and rising home prices, competition from both flippers and first-time buyers intensified, especially at the lower end of the market,” said ATTOM researchers in a press release. “Georgia stood out as a national leader in flipping activity, with several of its counties and metros posting some of the highest flipping rates in the country.”
