GAMLS: Atlanta market picking up steam with increased closings, contract signings

Atlanta’s housing market showed fresh signs of renewed activity in February, as closed home sales, pending sales and active listings all gained ground from January, Georgia MLS said in its 12-County Housing Market Snapshot. 

Closed sales jumped 24.8% month over month from 2,949 to 3,681, while units under contract (pending sales) rose 6.5% to 3,782 homes from 3,551 homes in January. Active listings were up 4.2% month over month from 17,983 to 18,745. 

“After a slower start to the year, we’re seeing the market begin to warm up as we head toward spring,” Georgia MLS Chief Marketing Officer John Ryan said. “Sales activity picked up from January to February, which suggests that buyers who took a pause over the holidays are feeling confident about coming back into the market.” 

Compared to last year, however, activity was mostly down, with closed sales down 2.6% and pending sales down 24.6%. Active listings were up 6.4%, however. 

The median sales price was up 3.9% month over month and 2.2% year over year, at $400,000. As 7,823 homes were added to the MLS in February, new listings were down 5.2% from 8,250 in January and down 2.2% from 7,997 in February 2025.  

“Inventory is growing faster than buyer demand right now, which is helping keep price growth from accelerating too quickly,” Ryan said. “We’re seeing modest increases in median sales prices rather than the kind of rapid price spikes that can signal an overheated market.” 

Georgia MLS’ 12-county report includes Cherokee, Clayton, Cobb, Dekalb, Douglas, Fayette, Forsyth, Fulton, Gwinnett, Henry, Paulding and Rockdale counties.
