GAMLS: Atlanta spring homebuying season begins with ‘measured’ demand

Atlanta’s spring homebuying season got off to a slow but steady start in March, with healthy month-over-month gains in closed and pending home sales but measured movement on a year-over-year basis, Georgia MLS said in its 12-County Housing Market Snapshot 

Closed sales jumped 30.2% month over month from 3,763 to 4,900, while units under contract (pending sales) jumped 29.5% from 3,782 homes from 4,897 homes in February. Year over year, however, closed sales were up 4.8% from 4,677, and pending sales were down 21.1% from 6,210.  

“The market is active, but not as active as it was a year ago,” Georgia MLS Chief Marketing Officer John Ryan said. “We are seeing clear signs of seasonal improvement, but today’s buyers are taking their time.” 

Active listings rose 5.8% month over month from 18,745 to 19,827, while new listings jumped 25.3% from 7,823 to 9,806. Year over year, active listings were up 5.6% from 18,775, and new listings ticked 0.5% higher from 9,755. 

The median sales price was flat month over month, at $400,000. Year over year, it was down 1% from $404,000.  

“Demand hasn’t disappeared, it’s just more measured,” Ryan said. “With more inventory and stable pricing, buyers are approaching the market with a long-term mindset rather than urgency.” 

Georgia MLS’ 12-county report includes Cherokee, Clayton, Cobb, Dekalb, Douglas, Fayette, Forsyth, Fulton, Gwinnett, Henry, Paulding and Rockdale counties.
