The Atlanta metro area received a “buyer” designation on Zillow’s Market Heat Index.

The development was RangeWater’s sixth ground-up development along the Beltline.

New facilities were created including a business center, theater room and fitness area. Local leaders celebrated the redevelopment at a grand reopening event.

The feature aims to help buyers more easily visualize homes and give agents a stronger marketing tool. 

“Taken together, these acquisitions represent an opportunity to acquire high-quality communities in prime locations at a meaningful discount to replacement cost,” a PENLER representative said.

Each dwelling will feature a ground floor two-car garage with a glass door. Private balconies with sliding glass doors provide views of the track.

So far in 2025, home prices have grown at about half the pace of 2024.

The surge comes as the rate on a 30-year fixed-rate mortgage fell to its lowest level since October 2024. 

The rate of home-price appreciation slowed to just over half the rate of inflation in July, Cotality noted. 

The median sales price grew slightly compared to last year, hitting $405,450. However, that still marks a 2.3% decrease from July.

Apartments at both communities feature walk-in closets and offer access to playground areas. Onsite property management professionals staff the locations.

If plans move forward, the development will include affordable homeownership opportunities. The parties issued a request for qualifications.

Atlanta’s high rental potential and relatively low prices make it a perfect choice for residential investors looking for comfy margins, Cotality said.

Despite the decrease in borrowing costs, the Mortgage Bankers Association’s Market Composite Index showed a decrease in mortgage applications in the week ended Aug. 29. 

By the end of the year, Atlanta will have added a total of 17,512 units.
