Every week, we ask a real estate professional for their thoughts on the top trends in real estate. This week, we talked with Jeffrey Hoza, the division president of Beazer Homes Atlanta.

Atlanta Agent (AA): What kinds of things are Atlanta buyers looking for in new construction?

Jeffrey Hoza (JH): Atlanta buyers are looking for homes that complement their lifestyles, and are paying special attention to product quality, affordability and overall functionality. Buyers today also want the opportunity to personalize their homes according to their unique lifestyle.

Beazer’s Choice Plans™ allows buyers to decide how they want to live in their home at no additional cost. By thoroughly researching the needs of our customers, we’ve developed a number of floorplan options for the most commonly used living areas: the kitchen, secondary living space and master bath, giving our buyers the freedom to select which floorplan specifically caters to their needs.

AA: How do those desires differ from the markets of the past?

JH: In the past, buyers looked for more traditional styles in their homes, while current trends center around open floorplans and flexibility. Previously, builders focused on building inventory of quick move-in homes where options had already been selected.

However, buyers today have a strong desire to put their personal touch on their space and truly make it their own. Today, we are seeing a high demand of pre-sales in our upcoming communities in Metro Atlanta. Culturally diverse buyers are also a contributing factor to the strength of the current market, increasing demand for modern, open floorplans specific to buyers’ family structures and lifestyles.

AA: Finally, what Beazer developments are seeing the most sales activity, and why?

JH: Beazer is experiencing tremendous success in our Atlanta communities. Two stand outs are Hadley Township in Sugar Hill and Cameron Parc in Johns Creek. Our Hadley Township community includes single-family homes and townhomes, which provide buyers with high-quality design in the top-rated Gwinnett County School District. Homeowners enjoy family-friendly amenities including a pool, tennis courts, clubhouse and ample green space. Our Cameron Parc community also offers single-family homes in addition to two- and three-story townhomes in a highly-desirable location, with a variety of home designs and tons of included features.

As those two communities confirm, location is still the key to real estate. Combine that with excellent schools, quality homes, affordable price points and functional, personalized spaces, and you’ve hit a home run!
