163-apartment mixed-use development proposed for Smyrna

A rezoning request has been filed for the construction of a 163-unit mixed-use multifamily development on 6.9 wooded acres at the northeast corner of South Cobb Drive and Oakdale Road in Smyrna.

The proposed project, submitted by Arris Holdings, a division of Core Capital Property, would also include 20,409 square feet of commercial space, according to the rezoning application. City staff have recommended Smyrna’s Planning and Zoning Commission approve the request, stating that the development of the currently vacant land is in keeping with neighboring properties and reflects the intent of the city’s Comprehensive Plan.

The apartments would be situated in two four-story buildings, with 64% of the units being one-bedrooms, 34% two-bedrooms and 2% three-bedrooms. The average unit size is 940 square feet, and the apartments are expected to go for market rents between $1,875 and $2,950 per month. Ten percent will be set aside as workforce housing.

The class-A+ complex would offer several residential amenities, such as a fitness center, pool and clubhouse, yoga studio, media room, business center and communal gathering places, as well as pocket parks and other greenspace. The clubhouse and amenities area will be on the first floor of one of the buildings and encompass 7,700 square feet.

Most of the retail space (15,109 square feet) will be located on the ground floor of the two apartment buildings, while 5,300 square feet of space will be available for retail, office and general commercial use in a standalone building on the corner of South Cobb Drive and Oakdale Road.
