RangeWater breaks ground on 488-residence community in Lawrenceville

RangeWater Real Estate officially broke ground on its 50-acre community of 488 single-family and apartment homes in Lawrenceville. 

The $140 million development includes The Mabry by Storia, a 156 single-family home community, and The Margot, which will offer 332 apartments. 

The groundbreaking ceremony was held Nov. 2 at 2274 Azalea Drive in Lawrenceville with “local influencers,” members of the media, real estate brokers and city officials joining RangeWater’s executive team, including Chairman and CEO Steven Shores, executive managing director of development Brian Oates and director of construction Alp Kirmizioglu. 

 “I am proud of our diligent and resourceful team for seeing the energy and potential in Gwinnett County to build this meticulously designed community of townhomes, detached single-family homes and apartment homes,” Shores said in a news release. “Gwinnett is one of America’s fastest-growing counties and now one of the nation’s most diverse. We are excited to expand our footprint in the area and finally bring these projects to life in this dynamic and exciting county, which combines the best of big city living with the comforts of the suburbs.” 

RangeWater closed on the acquisition of the property, which sits at the corner of Azalea Drive and Buford Drive, in June with the simultaneous launch of its construction division, RangeWater Construction. The new division, led by Kirmizioglu, is currently overseeing the construction of 620 multifamily and single-family units valued at $120 million across the U.S. It has another 800 units valued at $140 million planned for next year. 

The Mabry will include 156 detached single-family homes and townhomes with three- and four-bedroom floor plans ranging from 1,400 to 2,200 square feet, each with its own backyard or patio. Community amenities will include a pool, events lawn, dog park and walking trail around a pond. 

The Margot’s 332 apartments will come in one- and two-bedroom floor plans ranging from 750 to 1,153 square feet. Community amenities will include a terraced English garden and native plant meadow, infinity pool, outdoor kitchen, event space and two dog parks.  

Pre-leasing for The Mabry and The Margot is scheduled to begin in fall and winter 2023, respectively.
