RangeWater embarks on 488-unit build-to-rent/multifamily development in Gwinnett

Atlanta-based residential developer RangeWater Real Estate is set to break ground on a 156-home build-to-rent community and a 332-unit apartment project in Gwinnett County, following its recent acquisition of 50 acres there. 

In connection with the development, which will kick off this month, the company launched a construction company, RangeWater Construction. 

“With 11,000 units in active development across eight states, we knew establishing an in-house construction division was necessary to support our long-term growth ambitions,” said Alp Kirmizioglu, who was recently hired as director of construction. “This opportunity to build this project in our own backyard at the onset is ideal.” 

RangeWater developed much of the residential component of The Battery Atlanta at Truist Park, as well as The Beacon build-to-rent development in Flowery Branch. The company has a $5.6 billion residential portfolio across much of the Southeast and Southwest. 

The single-family community will be called The Mabry and be part of RangeWater’s Storia build-to-rent division, which was launched in 2020. The project will have a mix of three- and four-bedroom single-family residences and townhomes, each with its own backyard or patio. Community amenities will include a pool, walking trail, events lawn and scenic pond.

“This community combines our build-to-rent and conventional multifamily concepts into one development, showcasing for our home state our signature RangeWater design and vision,” RangeWater Chairman and CEO Steven Shores said in a press release. “I’m proud of our team for seeing the energy and potential in this area, as well as choosing The Mabry as an ideal project to dig our shovels in to launch RangeWater Construction.”
