130-unit affordable-housing community Overlook at Garson breaks ground along future Northeast Beltline

Atlanta Housing and Atlanta Beltline recently broke ground on the Overlook at Garson, a $65.7 million affordable housing development that will be located directly on the future Northeast Beltline trail. 

Overlook is going up on a 1.39-acre site owned by Atlanta Beltline and will provide 130 affordable homes in the burgeoning Lindbergh-Morosgo neighborhood. The community will have views of the Midtown skyline and be within walking distance of the Lindbergh MARTA Station. 

“We bought this site in 2021 specifically to ensure Lindbergh’s growth included the people who already call it home,” Atlanta Beltline President and CEO Clyde Higgs said. “This project demonstrates how public infrastructure can create lasting economic impact by preserving space for affordable housing, supporting local businesses and connecting people to transit. As cities across the nation address affordability, the Atlanta Beltline continues to show what’s possible when infrastructure is designed to create opportunity for all.”   

Overlook will have five residential floors above a podium level, which will be topped with a raised amenity deck. There will also be two additional step-down levels with structured parking and commercial space. The 10,000 square feet of retail space is designed to support affordability by offering smaller storefronts for local entrepreneurs and a larger food-and-beverage tenant with direct access to the Beltline.  

Units will be offered in studio and one- to three-bedroom floor plans with one or two bathrooms. Each apartment will have shaker-style cabinets, quartz countertops, GE appliances and ceramic tile bath and shower surrounds. 

McShane Construction Company was selected to build the community. Construction will occur in a single phase and is expected to be completed in spring 2028.   

Overlook is being developed through a public-private partnership between Atlanta Beltline, Atlanta Housing and development partners Pennrose and Radiant Development Partners. Financing is being handled by Bank of America, Advantage Capital, Invest Atlanta, the Community Foundation for Greater Atlanta and Merchants Capital.   

Atlanta Housing contributed $17.8 million to the development. Of that amount, $10 million will serve as a construction loan, while the remaining $7.8 million will serve as permanent financing for the project.
