New home listings surged almost 40% month over month in January as units sold fell by more than 30%, Georgia MLS reported, citing its 12-county Housing Market Snapshot.
By unit, home sales fell 30.1% year over year and 33.1% month over month to 3,020 properties. By dollar volume, sales came in at $1.28 billion, down 31.1% year over year and 32.1% month over month.
The median sales price of homes sold was $360,000, up 2.3% from $352,000 in January 2022 but down 2.7% from $370,000 in December.
New listings jumped 39.5% month over month and slid 2% year over year to 6.069, while active listings were down 8.6% on a monthly basis and up 74% on a yearly one, at 10,470.
Georgia MLS’ 12-county report includes Cherokee, Clayton, Cobb, DeKalb, Douglas, Fayette, Forsyth, Fulton, Gwinnett, Henry, Paulding and Rockdale counties.
