Overline Residences opens in Old Fourth Ward, bringing 359 luxury apartments to market

The 18-story Overline Residences apartment tower, which looks over the BeltLine’s Eastside Trail and Historic Fourth Ward Park, is officially open and welcoming residents. 

The brick, stair-stepped structure was designed by New York-based MA | Morris Adjmi Architects and developed by Atlanta’s New City Properties. It began move-ins this summer and is now over 40% leased following a pre-launch campaign.  

Overline has 359 apartments, ranging from units set aside for low- and middle-income residents to two- and three-story “maisonettes” with private entrances. Market-rate rents begin at $1,868 per month for a 506-square-foot studio and go all the way up to $8,606 for a three-bedroom, 2,506-square-foot maisonette. 

Besides its enviable access to the BeltLine and neighboring Ponce City Market, Overline will offer residents a variety of top-shelf amenities, including skybridge access to the Social Club & Hotel, which will bring a hotel-residential pairing complete with food and drink venues, pool cabanas, a fitness center and spa spaces when it opens next year. Overline also has indoor and outdoor lounge areas with landscaped terraces and grilling stations, a fitness center and a 24/7 recreation room with multi-sports simulator. 

All apartments have hardwood floors, built-in custom cabinetry, Latch keyless entry, Nest thermostats and oversized closets. Many residences also have floor-to-ceiling windows, as well as balconies and patio terraces.
