Blue River sells Smith Douglas 37-acre Conyers parcel; townhomes planned

Blue River Development sold a 37-acre property in Conyers to Smith Douglas Homes for $3.6 million. Smith Douglas plans to build a 139-townhome community on the site. 

Situated at the intersection of Glen Road and Old Covington Road off Sigman Road and North Salem, Blue River had the Rockdale County property rezoned to R-M from R-1 in December 2022. Proposed amenities for the neighborhood include a clubhouse and pool. 

“This sale represents a tremendous effort from our team, handling everything from entitlements and rezoning to engineering and due diligence processes,” said Michael Meshkaty, a strategic partner with Blue River. “Our comprehensive approach enabled us to efficiently prepare this site for development, overcoming unique challenges, such as working with a seller doing missionary work in Honduras.”
