Joint venture secures financing for Cartersville townhome community

A joint venture between Macallan Group/McNeal Development and BCDC have closed on financing for their first project, a 19-acre build-to-rent townhome community in Cartersville.  

Located on Peeples Valley Road, the 16-building project will offer 97 two-story townhomes with driveway parking, private garages and outdoor space. Units are available in three- and four-bedroom floor plans ranging in size from 1,530 to 1,703 square feet. The first units are expected to be delivered in the second quarter of 2025. 

First Carolina Bank is the lender on the project, while Middleburg Communities is the preferred equity partner, and Patterson Real Estate Advisory Group assisted with the capitalization. Crawford Creek Communities is the general contractor, and RangeWater Real Estate will handle leasing and management.  

“Cartersville is seeing an influx of manufacturing jobs that we believe will continue to drive housing demand in the market,” McNeal Development Principal William Norris said in a press release. “We believe people are attracted to the lifestyle provided by a build-to-rent community where residents have all the luxuries of a single-family home but with the flexibility that comes with a rental community.”
