Atlanta’s housing market continued to shift in buyer’s favor in August, as closed and pending home sales declined and inventory remained stable, Georgia MLS said in its 12-county housing market snapshot.
While the decline in closed sales is largely due to a seasonal shift, the fact that pending sales fell for the fifth month in a row suggests something besides mere seasonality is at work, GAMLS said.
“Atlanta has moved from a market where buyers competed for homes to one where homes compete for buyers,” GAMLS Chief Marketing Officer John Ryan said. “Consumers have more time, more information and more choice, which is changing the way buyers evaluate homes and making value increasingly important to the decision-making process.”
Closed sales fell 5% year over year and 14.9% month over month to 4,454 transactions, while pending sales, which indicate the market’s direction, plunged 28.9% annually and 7% monthly to 3,638 homes under contract.
The median-sales price of an Atlanta home declined as well, slipping 1.7% from August 2025 and 4.8% from July to $400,000.
“If pending sales continue to decline in September and October, and median price remains below prior-year levels, we will have stronger evidence that the Atlanta market is moving beyond simple normalization toward a more sustained buyer-favorable environment,” Ryan said.
Active listings increased 3% year over year and dipped 0.3% month over month to 22,897, while new listings of 8,473 were roughly flat from last year and down 6.7% from July.
“The Atlanta housing market remains resilient, but the rules of engagement are changing,” Ryan said. “This is a market where consumers have more time, more information and more choice. Sellers need to recognize that buyers are evaluating value more carefully, while buyers have an opportunity to be more deliberate in their decisions.”
Georgia MLS’ 12-county report includes Cherokee, Clayton, Cobb, Dekalb, Douglas, Fayette, Forsyth, Fulton, Gwinnett, Henry, Paulding and Rockdale counties.
