Jim Chapman Construction Group (JCCG) recently secured a land-disturbance permit for The Cottages at Dawsonville, a new, 195-unit build-to-rent community in Dawsonville. 

JCCG and a publicly traded investment partner closed on the 34-acre site on Nov. 8. It’s located at Perimeter Road and Highway 53. Land development is underway, and the community is scheduled to open in the first quarter of 2026. 

The single-story homes will be built using JCCG’s Tulsa, Richmond and Frisco floor plans and range from 1,020 to 1,439 square feet and have two or three bedrooms. Unit features will include granite countertops, stainless-steel appliances, in-unit washers and dryers and one- or two-car garages. Community amenities will include a clubhouse, swimming pool, fitness center, onsite property management, sidewalks and streetlights. 

“The Cottages at Dawsonville represents our commitment to delivering high-quality rental housing tailored to the needs of today’s renters,” JCCG President Jim Chapman said in a press release. “This is a natural next step following the success of our first Dawsonville project, and we’re excited to bring another thriving community to this fast-growing area.”
