RangeWater Real Estate broke ground on The Porchline, a 269-apartment community in downtown Lilburn.

The project is located at 45 Railroad Ave. near the city’s Main Street district. The development will also see the construction of a 700-space public/private parking deck, amphitheater-style courtyard and trailhead directly connected to the new 4.2-mile Camp Creek Greenway.

Apartments will come in studio, one-, two- and three-bedroom floor plans ranging from 537 to 1,578 square feet. Indoor amenities will include a gym and wellness facility, co-working space, dog spa, resident bar and vaulted-ceiling lounge. Outdoor amenities will comprise three courtyard houses with direct access to a swimming pool, grilling stations and outdoor-dining gardens.

“This dynamic development will not only connect public spaces to Old Town, but it will also give residents new housing choices, sustainable infrastructure and economic development opportunities to grow,” Lilburn Mayor Johnny Crist said.

RangeWater is developing The Porchline with TMGRI, a subsidiary of the Dallas-based real estate investment firm The Meridian Group. Construction is set to wrap up in late 2026.

The project is RangeWater’s 27th community in Georgia and its first in Lilburn. The company recently opened Camino at BuHi in Doraville.
