Atlanta’s residential real estate market continued to cool in September, Georgia MLS said, adding the market is now defined by “slower, selective and stable conditions.”
Home sales fell 13.7% year over year and 9.5% month over month to 4,072 units sold in September, while sales volume totaled $2.043 billion, representing drops of 8.2% from August and 11% from September 2025.
Active listings increased, however, climbing 0.5% month over month and 5.3% year over year to 23,006 homes. At the same time, new listings entering the market declined 2.6% from August and 6.1% from September 2025 to 8,255.
The median sales price held despite the slowdown in sales, remaining roughly flat at $399,900.
“September confirms that Atlanta buyers are still in the market, but they are taking longer to commit,” GAMLS Chief Marketing Officer John Ryan said. “The market is adjusting its pace, not losing its value. Buyers have more choices, more information and more time to evaluate a property, and that is changing how they make decisions.”
Nevertheless, the pace of pending sales is raising some alarm bells. Homes under contract plunged 24.8% year over year and 5.3% month over month to 3,436 units, marking the ninth month in a row of declines, GAMLS noted.
“Pending sales are an important indicator of where the market is headed, and the continued year-over-year decline tells us that buyers are not rushing into decisions,” Ryan said. “This is a market where confidence and value matter. Buyers are carefully evaluating their options, while sellers need to make sure their price, presentation and marketing accurately communicate the value of the property.”
Georgia MLS’ 12-county report includes Cherokee, Clayton, Cobb, Dekalb, Douglas, Fayette, Forsyth, Fulton, Gwinnett, Henry, Paulding and Rockdale counties.
