Work begins on long-awaited 18-story luxury condo tower in Buckhead

Work is finally underway at the Dillon Buckhead, an 18-story luxury condominium tower going up at 2425 Peachtree Road, the former site of a Burger King that was torn down a few years ago and has sat vacant as neighborhood concerns about the project’s scope were negotiated.

The building will offer 144 residences ranging from 1,400 to 2,500 square feet. The top three floors will offer “luxurious estate designs” and a penthouse level with units ranging from 2,500 to almost 3,800 square feet with 12-foot ceilings, floor-to-ceiling windows and skyline views. The one- to three-bedroom residences are priced from the $800,000s, while the estate and penthouse units begin at $2 million.

Indoors, residents will have access to a “lavishly appointed” social room for private events; a theater room with reclining lounge chairs and popcorn bar; The Library, a resident-only speakeasy lounge with planned weekly events; and a game room and decorator-furnished guest suites available for resident use. There will also be a fitness center with high-tech cardio and strength equipment, and a glass-enclosed personal training and movement studio.  

Outside, an elevated amenity terrace will have a resort-style pool with cabanas, yoga lawn, pickleball court, gathering spaces, a “grand event lawn” and a dog park. 

Palm Beach, Florida, real estate developer and investor Kolter Urban is leading the project, which is slated to complete in fourth quarter 2024. Atlanta-based Integra Construction Inc. is the general contractor, and Atlanta Fine Homes Sotheby’s International Realty is the exclusive sales broker for the residences. The Preston Partnership architecture firm designed the building, and ID & Design International is handling interior spaces. 

“Kolter is extremely bullish on the Atlanta market and recognizes the immense potential for residential growth in its surrounding neighborhoods,” Kolter Urban President Bob Vail said in a news release. “The Dillon was thoughtfully designed to reflect the rich history of the Buckhead area while simultaneously adding complementary concepts to enhance modern living.”
