Texas JV breaks ground on second Atlanta office-to-residential conversion

A pair of Texas-based real estate investors recently broke ground on their second office-to-residential building conversion in Downtown Atlanta.

Wolfe Investments and Bluelofts are redeveloping the historic Grant Building at 44 Broad St. NW into 165 class-A apartments. A joint venture between the firms purchased the 10-story office building in December 2022. 

The project, on the corner of Broad and Walton streets, is on the same block as the joint venture’s other office conversion, a 13-story tower that is being redeveloped into 120 residences at 41 Marietta St. NW. 

Built in 1898, the Grant Building is one of the oldest buildings in Atlanta and the second-oldest steel structure building in the Southeast, according to a release. The property, which has been listed on the National Register of Historic Places since 1979, has undergone three redevelopments since opening, with the latest taking place in 2019. 

When open, the ground floor will host retail tenants, while the second floor will house offices, and the upper floors will be residential. Amenities will include a clubhouse with sports and gaming equipment, a business center, fitness center with yoga studio and lounge/social space for residents.  

Bush Construction is overseeing the project.
