Waypoint Residential sells Edgewood apartment community

Boca Raton, Fla.-based Waypoint Residential sold Spoke, a 224-apartment community in the Edgewood neighborhood. The buyer and financial terms of the transaction were not disclosed. 

Cushman & Wakefield‘s Robert Stickel, Wesley Lacefield and Alex Brown represented Waypoint in the sale. 

“The buyer acquired this core-plus infill asset and benefits from the continued growth of Atlanta’s Eastside neighborhood,” Stickel said in a press release. “They were also attracted to a Fannie Mae loan assumption and tax abatement to bolster cash flow in the near term.” 

Apartments range from studios to three bedrooms and feature stainless-steel appliances, granite or quartz countertops, subway-tile backsplashes, hardwood-style flooring and nine-foot ceilings. Balconies or terraces are available in most units. 

Community amenities include a resort-style pool with fireplace, fitness center with Peleton spin studio, Skylounge with skyline views, resident suite with the Spoke & Hub cargo container bar with kegerator, picnic area with gas grill and Big Green Egg and arcade mezzanine with shuffleboard, arcade games and ping-pong. 

The property is located at 1450 La France St. NE. It and the neighboring Quill apartment complex share footbridge access across the CSX tracks to the Edgewood-Candler Park MARTA station.
