Rangewater Real Estate, in collaboration with ParkProperty Capital, sold The Vivian to JW Capital Management for an undisclosed amount. The 325-unit apartment complex in the Historic Capitol View neighborhood first opened in 2023.

Robert Stickel and Alex Brown of Cushman & Wakefield facilitated the transaction.

The Vivian offers residents studio, one- and two-bedroom apartments and amenities like a clubhouse, dog park, onsite coffee shop and pool with Beltline views. Fifteen percent of units are income-restricted.

The development was RangeWater’s sixth ground-up development along the Beltline. Its other projects include The Maverick, Saylor at Southside Trail and Skylark along the Southside Trail, and Monroe and Marquis Buckhead on the Westside Trail. RangeWater has also owned Virginia Highlands on the Eastside Trail and Colonial Homes on the Westside Trail.
