GAMLS: Atlanta market flashing ‘signs of balance’

by Elizabeth Kanzeg Rowland

Atlanta home prices ebbed as sales increased in September, according to new data from Georgia MLS.

Across Atlanta’s 12 county core, 4,608 homes sold last month, marking a 5.1% yearly increase. Total sales volume hit $2.29 billion, up 4.7% from last year.

The median sales price declined 1.5% to $399,000.

Meanwhile, new listings and active listings in Atlanta grew by 10.3% and 20.2%, respectively .

“Overall the supply of homes remains much stronger than a year ago which also plays into the narrative that buyers have more leverage,” said GAMLS. “September data shows the market is continuing to show signs of balance. Sales activity remains strong, prices are beginning to moderate as shown with the decrease in median price, and inventory is continuing to increase. This combination confirms the ongoing movement we have seen throughout the year towards a balanced market.”
