Parkland Residential recently received zoning approval for Celebration Park, its 150-home build to-rent community slated for Newnan, despite few major rezoning clearances in recent years.
The city has a temporary moratorium on new large-residential rezonings and annexations on developments with more than 20 units through Dec. 31, Parkland noted.
The history of the project goes back to 2022, when the Newnan City Council rejected Parkland’s original proposal to develop a mixed-use district with 294 multifamily units and 33,000 square feet of commercial space on the 30-acre parcel, which fronts Celebration Life Parkway. In late 2025, Parkland approached the council with a revised proposal with a reduced density of 150 units, which the council approved in March.
The community will feature 114 rear-entry stacked townhomes and 36 front-entry ranch-style townhomes. Amenities include a resort-style pool and cabana, playground, dog park and direct access to the LINC Trail. Perhaps most importantly, the plan calls for preserved natural areas and interconnected passive parks.
