Clark Ventures acquired a pair of multifamily communities in South Fulton: Walton Lakes, a 305-unit, market-rate development, and The Legacy at Walton Lakes, 126-unit, 55-plus, LIHTC community.
Walton Lakes and The Legacy at Walton Lakes comprise six buildings situated on 35.83-acres at 4687 Camp Creek Parkway. While initially offered as individual sales, Clark Ventures opted to buy them as a two-asset portfolio from the seller, Walton Communities.
JLL Capital Markets represented Walton Communities in the transaction and helped Clark Ventures, which assumed existing HUD financing for Walton Lakes, obtain acquisition financing for Legacy.
The communities, which were completed in 2009, offer a mix of one-, two- and three-bedroom apartments. All units feature patios or balconies, washer and dryer connections, breakfast bars and energy-efficient appliances. Community amenities include a clubhouse, swimming pool, fitness center, picnic area, playground and business center.
JLL Capital Markets’ Investment Sales & Advisory team of John Weber, Peter Yorck and Nick Brown represented Clark on the acquisition financing of Legacy. JLL’s Affordable Housing team, led by Doug Childers, Michael Fox, Murphy Holloway and Melissa Bloem, represented Walton Communities and procured Clark as the buyer.
“The ability to buy the assets individually, to put on new debt or assume the existing HUD financing, attracted a variety of interested buyers,” Yorck said. “We’re excited to see what Clark Ventures has in store for the property and were pleased to be able to play a role in the successful sale and financing of the property.”
