Atlanta home sales slid in September as median sales price rose

The pace of home sales in the Atlanta area slumped in September on both a monthly and yearly basis, its second decline in a row, according to the latest Georgia MLS 12-county Housing Market Snapshot.         

By units, sales were down 13.1% month over month, from 4,929 homes sold in August to 4,282 homes in September. Year over year, sales fell 6% from 4,554 transactions in September 2023. By dollar amount, sales dropped 11.2% month over month and 0.9% year over year to $2.14 billion.     

The median sales price of $405,000 represented a 1.3% gain from August’s $400,000 level and a 2.5% increase from the $395,000 recorded in September 2023.   

New listings fell 10.6% month over month and rose 14.2% year over year to 7,953. Active listings, meanwhile, were up 2.6% on a monthly basis and 55.8% on a yearly one, at 18,180 listings.   

Georgia MLS’ 12-county report includes Cherokee, Clayton, Cobb, Dekalb, Douglas, Fayette, Forsyth, Fulton, Gwinnett, Henry, Paulding and Rockdale counties.
