The pace of home sales in the Atlanta area slumped in August on both a monthly and yearly basis after rising in July, according to the latest Georgia MLS 12-county Housing Market Snapshot.
By units, sales were down 9.7% month over month, from 5,379 homes sold in July to 4,857 homes in August. Year over year, sales fell 10.3%, from 5,414 transactions in August 2023. By dollar amount, sales dropped 12.7% month over month and 8.2% year over year to $2.42 billion.
The median sales price of $400,000 represented a 3.6% dip from July’s $415,000 level and a 1% drop from the $404,000 level of August 2023.
New listings rose 2.9% month over month and 19.9% year over year to 8,898. Active listings, meanwhile, were up 3.7% on a monthly basis and 62.1% on a yearly one, at 17,718 listings.
Georgia MLS’ 12-county report includes Cherokee, Clayton, Cobb, Dekalb, Douglas, Fayette, Forsyth, Fulton, Gwinnett, Henry, Paulding and Rockdale counties.
