Holt Builders has recently completed its first phases of refurbishing Stonewater Creek, a Hoschton home development in Gwinnett County. After the most recent economic recession, many home communities failed due to foreclosures and falling property values—Stonewater Creek was one of them. Holt Builders purchased 65 Stonewater Creek home sites from the bank in 2009 after the original developer faced financial difficulties. This was the beginning of what would turn into a complete rennovation of the community.
When Holt Builders stepped in at Stonewater Creek, the community had just 18 homeowners. The development was unfinished, without the huge amenity plan it had originally offered or the proposed gated feature. In addition, many homes were left half-completed or empty. The foreclosures and the lack of completion led to low appraisals, which resulted in numerous challenges for Holt Builders.
Together with the remaining homeowners, Holt Builders devised a creative and strategic plan to mend the community. The builder presented funds to finish the amenity plans before Holt started any new construction. Once the neighborhood was more stabilized, new homes began selling and these homeowners would pay a $6,000 initial fee to cover loans for amenities. With amenities being finished, home prices soon started to rise.
Included in the amenity plan that was completed in 2012 is a two-story clubhouse, including a kitchen, bar and gathering spaces. A grilling station, covered pavilion, resort-style pool, tennis courts and elegant stone details throughout are also featured. In addition, gates have been added to the front entrance of the community with a landscaped drive. Upon completion of these luxury amenities, property values rose and the community has since achieved the highest price per square foot in the area with homes selling from the high $300,000s to $600,000s.
According to Holt Builders, the company has future phases in development for Stonewater Creek. Holt Builders is adding 71 new homes, including two estate homes that will sit on three acres each. Additionally, this upcoming phase will include a park, sidewalks and tree-lined streets to add to the community’s elegance.
Each home shares the development’s charm and style. The community offers four to six bedroom homes with three-car garages. The interior features include hardwood floors, tile bathrooms, granite countertops and wrought iron stair railings. Plus, top of the line stainless steel appliances are provided, brushed satin fixtures and custom cabinets. The spacious homes also boast a secondary laundry room, outdoor patio, outdoor fireplace and two-story great room.
The community has come a long way since its downfall during the recession. Holt Builders not only turned Stonewater Creek around, but also made it thrive.
