Pending home sales in Atlanta rebounded month over month in January after plummeting in December, in a sign that buyers are resuming their activity after taking a pause at the end of last year, Georgia MLS reported.
Pending sales, or units under contract, jumped 8.9% month over month from 3,255 units to 3,546 units. On a yearly basis, however, pending sales were down 19.4% from 4,398 in January 2025.
“Homes under contract rebounded month over month, signaling renewed buyer engagement as the market begins to shift toward the spring season,” GAMLS Chief Marketing Officer John Ryan said. “Buyers are watching closely and beginning to reenter the market.”
The pace of closed home sales fell in January, reflecting a typical post-holiday slowdown. At just 2,927 transactions, sales were down 8.4% from 3,196 in January 2025 and 36.4% from 4,599 in December. Sales volume dropped 6.7% year over year and 37.2% month over month to $1.42 billion.
January’s median home price of $385,000 was roughly flat with a year earlier, rising just 0.6% from $382,858, as well as December, dipping 1.3% from $390,095.
At 8,248, new listings jumped 65.9% compared to 4,971 in December. They were up 3.5% from the year-ago level of 7,969.
“This combination of stable pricing and additional inventory is working in buyers’ favor, creating more opportunity and allowing buyers to be more selective,” Ryan said. “For sellers and agents, the growing number of listings means pricing and marketing strategy will be critical to stand out as competition increases heading into spring.”
Active inventory fell 0.5% from 18,081 in December to 17,983. Year over year, inventory was up 6.9% from 16,819 in January 2025.
