Toll Brothers Apartment Living and joint-venture partner Pondmoon Capital USA officially opened Notion, a 290-unit luxury apartment community in Decatur.
Located at 125 North Arcadia Ave., Notion is part of the Publix grocery-anchored Sam’s Crossing Village, which includes 12,000 square feet of in-line retail space. Construction began in 2020 and the first residents began moving in last August.
“Notion will be a great addition to this Decatur neighborhood, offering an elevated suburban living experience with the conveniences of urban living and easy access to major employment centers and downtown Atlanta,” said Will Chappell, Southeast regional director of development and construction for Toll Brothers Apartment Living. “With Decatur’s charming tree-lined streets, boutique shopping and trendy restaurants only steps away, residents will love making their home at Notion.”
Situated on a 3.2-acre site, the five- and six-story buildings offer a mix of studio and one- and two-bedroom floorplans. There are more than 8,000 square feet of interior and exterior amenities, including a hospitality lobby and lounge, mail lounge with a complimentary coffee bar and conference room, fitness center, resident billiard lounge, exhibition kitchen and resort-style pool with cabanas and courtyard lounges. A structured parking garage offers 417 spaces, EV charging stations and resident storage.
The project was financed with a $45.7 million construction loan from Santander Bank. It is Toll Brothers’ third Atlanta-area development, following Oleander and Osprey, which were sold in 2021.
Designed by Dwell Design Studio, Notion was built to meet National Green Building Standards requirements. Sustainability features include Energy Star appliances, water-efficient plumbing fixtures and sensor-controlled common area lighting.
